These House/Hostel Rules must be strictly followed by all residents staying at any property operated by Homestayz Living (“Homestayz” or “Hostel”). Any breach or violation of these Rules will constitute a breach of the Resident Accommodation Service Agreement (“Resident Agreement”) entered into by the resident with Homestayz and may result in Homestayz exercising its rights to terminate the Resident’s Admission. Homestayz reserves the sole right to update or amend these rules at its discretion from time to time.

Care of the Building, Common Areas and Rooms
  1. Vandalism is a serious offence. Vandalism includes any and all acts of destruction, damage, and/or defacement of any asset or property owned by Homestayz Living. Residents found guilty of committing such an offence may face eviction from the property and will be required to pay all costs incurred by Homestayz Living as a result of such damage or destruction.
  2. Any items of common use (e.g., microwave, iron, kettle, induction top, magazines, crockery, common TV units, etc.) provided by Homestayz Living as part of the amenities package shall only be used in the designated common areas and are strictly prohibited from being taken into individual rooms.
  3. No furniture or furnishings in the common areas of the Hostel operated by Homestayz Living may be moved by the residents at any time.
  4. Any damage to the property must be reported by the residents immediately to their respective property manager. Residents will be responsible for covering any expenses or costs arising from the use or misuse of the property, except for damages caused by normal wear and tear.
  5. Residents are required to keep the keys to their rooms and wardrobes securely with them at all times. In the event of a lost key, the resident will be responsible for covering the cost of replacement. Changing the locks on wardrobes and/or rooms is strictly prohibited.
  6. In very special cases where a resident is permitted by Homestayz Living’s representative to change or install an additional lock on the room door, the resident must ensure that one set of the room keys is provided to their respective roommate(s) and the Homestayz Manager. This is essential to facilitate regular housekeeping, repairs and maintenance, and to address any emergency situations.
Intoxication, Betting and Gambling
  1. Homestayz Living maintains a strict policy against the possession, distribution, or consumption of illegal substances on hostel premises. If any such incident is reported to the Homestayz staff, they reserve the right to terminate the Resident Agreement and notify the resident's parents, guardians, or relevant authorities as appropriate.
  2. Betting and gambling in any form are strictly prohibited at the Hostel. If any resident is found engaging in such activities, Homestayz Living reserves the right to immediately terminate the Resident Agreement and notify the resident's parents or college authorities.
Conduct & Behaviour
  1. Ragging in any form is strictly prohibited and constitutes a cognizable offense under the Indian Penal Code, 1860. Any instances of ragging reported to the staff or representatives of Homestayz Living will be promptly escalated to the appropriate legal authorities for necessary action.
  2. Any resident or group of residents wishing to organize a party and/or invite guests must obtain prior written permission from the Homestayz Living management. It is the responsibility of the residents to ensure that the decorum of the property is maintained at all times and that the premises are thoroughly cleaned up after the event.
  3. Homestayz Living treats all its employees and service providers, including housekeeping staff, security personnel, and food vendors, with dignity and respect. Residents are expected to uphold this principle in all their interactions with Homestayz employees, representatives, and service providers.
  4. Making loud noises, turning on lights, or playing loud music between 10:30 PM and 6:00 AM is strictly prohibited. These timings may vary for specific Homestayz properties and will be communicated through the notice boards at each property.
  5. Residents are expected to maintain respectful behavior at all times, ensuring that their actions do not offend neighbors or the surrounding community, both within the premises and in the neighboring areas.
  6. The resident shall cooperate with Homestayz Living's representatives in completing their police verification, FRRO compliance, and any other statutory compliance as required by Homestayz Living, ensuring these processes are completed in a timely manner.
Pantry Rules
  1. Cooking of food in any area other than the designated pantry room is strictly prohibited.
  2. Personal food items may be stored in the common refrigerators provided. Residents are required to adequately label their food items. Homestayz Living will not be responsible for the consumption of personal food items by other residents.
  3. Residents are required to ensure that the pantry area is kept clean after use. All dirty dishes must be placed in the sink, and any leftover food and/or garbage must be disposed of in the designated dustbins. Residents will be held liable for any damage caused to common utensils.
  4. If residents order food from outside, all leftovers and packaging materials must be properly disposed of in the designated dustbins provided within the property.
Food & Beverage Services
  1. All residents are encouraged to consume food items exclusively in the designated cafeteria area. However, if a resident wishes to carry food to their room, they must use only their personal utensils. It is strictly prohibited to take common cutlery and utensils provided by Homestayz, such as plates, spoons, bowls, and glasses, to the rooms.
  2. If a resident decides to take food to their room, they are expected to act responsibly and avoid food wastage. It is the resident's responsibility to ensure that any leftovers are disposed of in the designated dustbins. Additionally, immediate consumption of food is strongly advised, as delays may affect the quality and freshness of the food.
  3. Cooking or reheating food inside the room is strictly prohibited under all circumstances. Residents are required to use designated kitchen or pantry areas provided by Homestayz Living for any cooking or reheating purposes.
Water & Electricity Consumption
  1. Water should be used responsibly. Residents are required to report any water leakages to the Homestayz Living Manager or other designated representatives immediately upon noticing the issue.
  2. Prepaid electricity meters, wherever applicable, have been installed in each room by the Hostel. These meters must be recharged with an amount that is to be shared by all residents of the room. If one roommate is not present for a certain number of days while the other continues to reside in the room, it is expected that the electricity expenses for the room will continue to be shared equally between the roommates unless mutually agreed otherwise based on their common understanding. The amounts payable for electricity will remain the responsibility of the room as a whole, irrespective of the number of persons occupying the room. Any disputes between roommates related to billing or splitting the electricity expenses should be resolved internally among themselves. Homestayz Living will not mediate or interfere in such disputes.
Security & Safety
  1. All residents must return to their Homestayz property by 11:00 PM each night (11:30 PM on Saturdays, Sundays, and public holidays).
  2. Residents are required to obtain prior approval for any late entry, exit, night-out, or leave, through their parents or local guardian. For such requests, parents or the local guardian must send an email to hello@homestayz.com.
  3. In special circumstances, the Homestayz Living Security team reserves the right to refuse any late entry, exit, or night-out from any of its Hostels at its sole discretion.
  4. Homestayz Living reserves the right to share entry-exit or leave data with the parents and relevant authorities, if required under any applicable law.
  5. Homestayz Living will not be held responsible for the loss of any personal belongings of the residents. Residents are strongly advised to securely store and lock all their valuables (e.g., mobile phones, laptops, watches, money, etc.) at all times. When leaving the room or going on leave, it is the resident’s responsibility to ensure that all belongings are securely stored and locked in their cupboards. Homestayz Living will not entertain any claims for the loss or damage of any loose or unsecured belongings of the resident.
  6. Building repairs and maintenance are an ongoing and planned process, and Homestayz Living reserves the right to access and enter any room while the resident is away to carry out necessary maintenance work. Such work will be conducted in the presence of the Security or Homestayz’s representatives.
  7. Possession, distribution, and use of firearms, lethal weapons (including air guns), illegal substances, and hazardous materials are strictly prohibited at the Hostel. Homestayz reserves the right to search the bags of residents as well as their visitors at any time and confiscate any prohibited items found in their possession or luggage. In case of any emergency, please contact the Hostel's security team or Homestayz helpline. Important contact numbers will be provided to all residents during the move-in process.
  8. Tampering with any security or fire-fighting equipment is strictly prohibited. The resident responsible for such actions will be held liable for the cost of repairing or replacing the damaged equipment.
  9. In the event of any emergencies within the building, all residents are required to remain patient and cooperate fully with the Homestayz representatives.
  10. Homestayz Living reserves the right to hand over its property to the Government Authorities in the event of any notice/order/direction from the District Administration or State Government to acquire the property during an emergency. In such cases, the rooms occupied by the residents may be vacated, and their belongings may be relocated in their absence to comply with the Government Order.
  11. Homestayz Living reserves the right to update or revise the safety and security rules at any time, at its sole discretion.
Housekeeping
  1. Regular housekeeping is essential to maintaining cleanliness and hygiene in the Homestayz properties. To ensure this, cleaning of the rooms may be conducted in the absence of residents. Therefore, residents are strongly advised not to leave their valuables unsecured in their rooms. It is the responsibility of each resident to ensure that their valuables are safely stored and that their rooms are always securely locked.
  2. Please note that the services of the housekeeping staff are strictly for the maintenance and cleanliness of the property and cannot be used for any personal tasks. For example, personal utensils will not be washed by the housekeeping staff.
  3. Residents are expected to cooperate with the periodic (quarterly) pest control, fumigation, and preventive maintenance activities conducted by Homestayz Living.
  4. Littering in the room and common spaces is strictly prohibited. Residents must ensure that all areas are kept clean and tidy at all times. Any violation of this rule may result in penalties or actions as per the terms of the Resident Agreement.
Laundry
  1. Laundry services are provided for regular daily wear only. For hygiene reasons, underclothing and socks will not be accepted for laundry.
  2. The following items should not be given for general laundry service, as they are prone to damage:
    1. Any delicate or expensive branded clothing
    2. Woollens, jackets, leather items, embroidered clothing
    3. Items strictly meant for dry cleaning
  3. It is the resident’s responsibility to ensure that accurate information is provided regarding the number of pieces of clothing being submitted for laundry service.
  4. Any discrepancies or damages in laundered garments must be reported to the Homestayz Living representatives within 6 hours of receiving the clothes.

Internet
  1. The bandwidth speed will depend on the service provider and the location of the Homestayz property. The speed allocated per user is subject to limitations and may be adjusted in accordance with Homestayz’s company policies at any time.
  2. Homestayz Living may impose a restriction on the maximum number of devices per user. A user can access the internet on a limited number of devices at a time. The limit on devices may vary from one property to another.
  3. Homestayz Living is committed to providing a fair internet experience for all residents. To ensure equitable usage, Homestayz Living may monitor internet usage by residents on an ongoing basis. A Fair Use Policy will apply to all internet services, which ensures that every resident uses data in moderation, in consideration of fellow residents. The data usage will be measured in Gigabytes (GB).
  4. Browsing access: The residents are not allowed to
    1. Access pornography
    2. Create and maintain fake accounts
    3. Download and view pirated content
    4. Faking IP
    5. Piggybacking: Using someone else’s credentials
Usage of Electrical Appliances
  1. The use of appliances such as heaters, coils, iron boxes, or any other heating/cooking electrical gadgets is strictly prohibited inside the room unless the room is equipped with prepaid electricity meters.
  2. Residents found cooking inside a room using electric cookers, coffee makers, roti makers, heaters, or any combustible materials will be considered in serious violation of the rules, resulting in a penalty.
  3. Residents must ensure that all lights, fans, and electrical appliances, including ACs, heaters, geysers, mosquito-repellent machines, etc., are switched off before leaving the room premises.
  4. In case of power running on DG back-up, the usage of electrical items, especially ACs, geysers, washing machines, elevators, etc., will be restricted. The management reserves the right to temporarily revoke access to these appliances to conserve power.
  5. Only the right containers or bowls should be placed inside the microwave to prevent hazardous situations. If in doubt, please contact the Homestayz Living representatives for assistance.
  6. Residents should avoid overloading the washing machines and must unload clothes immediately after use. Homestayz Living staff will not be held responsible for misplaced clothes if left unclaimed.
  7. Residents should avoid stocking the fridge unnecessarily. The housekeeping staff reserve the right to dispose of any leftover items found in the refrigerator.
Health
  1. The residents shall immediately inform Homestayz Living Representatives if any critical or transferable illness is detected to prevent the spread of infection to other residents.
  2. The residents shall not consume any medication inside the premises, except for those prescribed by a registered medical practitioner.
Photography & Filming
  1. Photography and filming are allowed, but residents must respect the privacy of other residents and ensure no disruption to their personal space.
  2. Common areas in the Homestayz properties are under CCTV surveillance to ensure the safety and security of all residents. Residents are advised to maintain decorum in these areas and must not obstruct or alter the view of the CCTV cameras in any manner.
Visitors & Guests
  1. All visitors must register at the reception area of the Hostel and provide all required details and documents as requested by the Hostel’s Security team before entering any residence.
  2. In specific male/female properties, only visitors of the same gender may enter the resident’s room with the consent of the resident’s roommate. If the roommate(s) has any objections, or if the visitor is of the opposite gender, the visitor will only be allowed to stay in the reception/common area.
  3. Parents of residents will be allowed to access the room in the presence of the resident during the day, subject to the roommate(s) consent. For overnight stays, mothers will be allowed to stay with their wards, while fathers will only be allowed in male-only Hostels. The Hostel Manager can be contacted for details regarding the duration of stay, amenities provided, associated charges, etc.
  4. Homestayz Living representatives will not entertain visitors of residents in the event that the resident is absent.
  5. The resident will be fully responsible and financially liable for all actions of the resident's visitors and guests.
  6. The local residence management reserves the right to place restrictions on the access of visitors in the event that utility consumption increases significantly, a visitor’s behavior is inappropriate or hampers the decorum, or the building’s people-carrying capacity is compromised in any way.
Rent and Payments
  1. The resident shall ensure timely payment of all fees and charges, following the manner prescribed in their Resident Agreement.
  2. Any disputes related to rent should be immediately reported to the Hostel Manager, following the outlined process. Such requests will be addressed within the timelines specified by Homestayz. However, pending disputes related to rent will not be considered valid grounds for delaying payments.
  3. In the case of continuous payment defaults, Homestayz reserves the right to immediately terminate the Resident Agreement and evict the resident in default.
  4. Residents with pending rental payments may not be allowed to take leaves or refuse to vacate the premises along with their belongings until the outstanding dues are settled and cleared.
Complaints and Suggestions
  1. Homestayz Living’s customer experience team will conduct feedback sessions regularly. All residents are encouraged to actively participate in these sessions to ensure the highest quality of service. We welcome any complaints, suggestions, or inquiries you may have.
  2. Residents are required to share feedback, submit queries, or raise complaints through the Resident Dashboard under the 'Raise Complaint' section.
  3. Only genuine complaints should be submitted in the 'Raise Complaint' section of the Resident Dashboard.
  4. Defaming (oral or written communication of false statements that unjustly harm another's reputation and typically constitutes a tort or crime) any person, including fellow residents or Homestayz Living staff, or attempting to influence fellow residents to defame any person or Homestayz Living through any means (directly, indirectly, or on social media) is strictly prohibited. Such actions may lead to serious consequences, including termination of the Resident Agreement and potential legal action.

General
  1. No animals or pets will be allowed inside the Hostel by any resident.
  2. No political or religious gatherings will be permitted at the residence without the prior written consent of Homestayz's local residence management.
  3. Homestayz Living and its representatives reserve the right to conduct spot checks on the Hostels and rooms without giving prior notice to the residents.
  4. Homestayz Living will not be responsible for any packages or parcels received at the Hostel. Residents are requested to coordinate and collect their parcels promptly from the delivery personnel once they are received at the Hostel.
  5. Electricians, contractors, or any other service personnel may enter rooms as necessary in the course of their duty under the supervision of Homestayz's representatives. Homestayz representatives will ensure that all such activities respect the privacy and dignity of the residents.
  6. Homestayz Living reserves the right to move residents to other rooms if required for any necessity or emergency.
  7. Homestayz Living reserves the right to revise these rules and regulations from time to time and will inform residents of any changes through notices. Ignorance of any amendments to the rules will not be accepted as an excuse for a violation.
  8. Homestayz Living provides a set of consumables for the entertainment/games area, including remote batteries, accessories for games/sports like darts, dice, cue sticks, rackets, etc. These items must be maintained in good condition by the residents. Any loss or damage to the consumables will be the responsibility of the resident who caused the damage.
